TUESDAY, NOVEMBER 16 - -  Hansen Family Revocable Trust.  80 Acre and 115 Acre Stanton County Farm located 5 miles North of Stanton.  Auction to be held at VFW Club in Stanton. 

FSA Information: The farm had been previously enrolled in the Government Conservation Reserve Program.  The previous contract expired on October 1, 2021.  The farm is now available to being row cropped.  181.31 Crop Acres with a 51.1 acre corn base and a 71 bushel yield. 

Real Estate Taxes: Sellers will pay the 2021 and all prior real estate taxes.  Buyer will pay the 2022 and any future taxes.  2020 taxes were approximately $7,184.00 on the 195 acres. 

Note: The farm is currently being surveyed to determine the exact number of acres in each farm and to determine the exact legal descriptions. 

Legal Description: FARM # 1 - 80 Acres, More or Less - All that part of the Southwest Quarter and the South Half of the South Half of the Northwest Quarter of Section 20, Township 24 North, Range 2 West of the 6th P.M., Stanton County, Nebraska, lying West of Ridge Road. FARM # 2 - 115 Acres, More or Less - All that part of the Southwest Quarter and the South Half of the South Half of the Northwest Quarter of Section 20, Township 24 North, Range 2 West of the 6th P.M., Stanton County, Nebraska, lying East of Ridge Road LESS & EXCEPT a five acre building site where the current home is situated.

Possession: Full possession of the farms will be given on final closing.


Listing Details:

Terms: 10 percent of the purchase price payable the day of auction. Balance due and payable on December 16, 2021. Buyers will be furnished a Trustee's deed and title insurance on the property. The cost of the title insurance (owner's policy) will be split equally between buyer and seller.
